Closing on the purchase of a home or investment property should be a time of celebration. While you’re busy preparing to take occupancy, you should feel confident that skilled title professionals are at work making sure your closing unfolds exactly as you planned.

ATTENTION TO EVERY DETAIL.

Once Preferred Title Company receives an order from you, your real estate agent or your lender, the countdown to closing begins. We start by reviewing all information for completeness and accuracy. We follow a strict timeline to make sure every aspect of the settlement stays on pace. As soon as everything is in order, our office will contact you for a closing date and time, as well for the names of your insurance agent and others. We will contact them on your behalf.

BEHIND-THE-SCENES WORK TAILORED TO YOUR TRANSACTION

Each closing is as unique as the people involved, and the behind-the-scenes work leading up to a closing requires the expertise of skilled professionals. It is our job to facilitate cooperation, coordination and compliance between all settlement service professionals involved in your transaction. Among the many tasks involved is an examination of the property title abstract, which shows the history of ownership. We pull this “abstract of title” to ensure that the title to the property is correct and complete. One of our attorneys will examine it carefully to ensure your settlement will proceed with ease. Then, our staff prepares a title commitment for you and your lender.

At the same time, our staff is also busy coordinating other matters, such as obtaining a written payoff from the seller’s mortgage holder, and addressing any title problems or discrepancies we may uncover. We work thoroughly to ensure that everything is in place before the closing.

The closing is the time when the actual transfer of ownership of the property from the seller to the buyer takes place. Everything that has been done behind-the-scene by Preferred Title Company and the other settlement parties, leads up to this day. The closing is where it all happens!

Meet Our Founder

PATRICK “PAT” MILLER

Patrick L. Miller, Attorney at Law, has practiced law in the Baton Rouge area since 1981. A graduate of McNeese State University, he received his Juris Doctor from the LSU Law Center in 1980. Pat was in the Louisiana Army National Guard from 1971 to 1977. He is a member of the Baton Rouge Bar Association and the Louisiana State Bar Association. Pat is also past president of Baton Rouge Independent Title Attorneys, past president of the Louisiana Association of Independent Land Title Agents, former board member of the National Association of Independent Land Title Agents and former board member of the Louisiana Land Title Association.

Currently, Pat is a member of the Louisiana Department of Insurance Title Agent Advisory Committee, a consultant to the LSU Office of Assessment and Evaluation and co-chairman of the Louisiana State Bar Association Title Standards Committee. He is also a contributing editor to the Louisiana Notary Study Guide. Pat has been a lecturer for legal continuing education courses and has been a certified instructor for the Louisiana Real Estate Commission since 1997. He obtained a real estate license in 1972 and his real estate broker’s license in 1979. In 1998, Pat was recognized as the Affiliate of the Year by the Greater Baton Rouge Association of Realtors.
